Beachfront, beach access or ocean view: compare the difference

Start with the parcel

Request the registered property identification, survey and exact location. “Beachfront” marketing does not establish the legal form of ownership. Have an independent Costa Rican lawyer review the specific coastal property file.

Walk the beach route

Compare direct frontage, access through a community and a drive to the coast. Try the route and confirm the rights that apply. A nearby path or shared amenity is not automatically included in a purchase.

Inspect comfort and upkeep

Compare exposure, ventilation, stairs, parking and the layout you would use. Request a condition inspection and maintenance quotes. Photos cannot establish repair needs or the cost of care while away.

Compare the premium with your priorities

• Precise view and access from the home.
• Written ownership and amenity information.
• Ongoing costs and care arrangements.
• A workable layout for you and visitors.

Check the view from the rooms you use

Visit the places where you would spend the most time: living area, bedrooms, terrace and the route from parking. Compare the view, shade and access from those spaces rather than relying on an aerial image. A beautiful overview can show the coast without explaining the practical relationship between the home and the beach.

Discuss maintenance using an actual inspection and written quotes. Ask what equipment, furnishings and services are included in the proposed purchase, and which arrangements must be made separately. The word “luxury” is not a condition report. Use the same document and cost discipline that you would apply to any other home.
