Gated communities around Jacó: what to compare
A gate is only one part of ownership. Compare the home, written rules and ongoing costs before deciding whether a community suits you.

Identify the exact community
A resort or neighborhood name can cover separate developments. Get the unit or parcel and management contact. Compare the rules for that property rather than assuming every nearby home has the same benefits.
Request operating documents
Ask for fees, the current budget, rules and relevant meeting records. Find out who maintains shared spaces and how repairs are funded. Ask an independent adviser to review the documents and any proposed assessments.
Separate access from ownership
Confirm visitor procedures, parking and rules on pets, remodeling or rentals. Amenities may have separate access conditions. Los Sueños’ own dining information distinguishes its restricted Beach Club venue from Marina Village options.
Compare two homes on the same sheet
- Recurring fees and separately charged services.
- Guest and parking arrangements.
- Maintenance responsibilities and planned work.
- Written amenity and rental rules.
- Your everyday routes.
Use a community visit to test the rules
Ask what happens when family arrives, when a repair contractor needs access and when you leave the home empty for a while. Find out which contact handles everyday questions and how work is approved. These details can matter more to your routine than the number of amenities shown in a brochure.
Compare the fee with the responsibilities it actually covers. A lower fee does not necessarily mean a lower total ownership cost if more maintenance falls to the individual owner. Ask for an itemized explanation, separate your own costs from shared costs and have the relevant documents reviewed before relying on a verbal description.
