Buying property around Punta Leona

A Punta Leona label can describe a wider location or a particular community. Before comparing homes, establish which one is being offered and what the owner’s actual rights and obligations would be.

Location does not establish membership or access

Dominique’s neighborhood page includes Punta Leona in her service-area content. For an individual property, ask whether the address is inside a named community or elsewhere nearby, which entrance is used and what the listing’s amenity language means.

Beach names, photographs and proximity should not substitute for written confirmation of access or membership arrangements. Ask which rights transfer with the property and which may require a separate agreement or payment.

Make the home work for your routine

Visit the route from parking to the living area and consider gradients or stairs. If you plan longer stays, test everyday travel to groceries and services instead of assuming a resort setting meets all your needs.

Request the community rules and recurring charges where applicable. Confirm arrangements for guests, deliveries, repairs and care while away, including who is responsible for roads and drainage.

  • Identify the exact community and property entrance.
  • Request written information about rights, fees and memberships.
  • Test the home’s stairs, gradients and everyday routes.
  • Compare a nearby standalone property using the same full-cost checklist.

Does buying near Punta Leona include club access?

Ask whether the exact property has any associated membership and whether it transfers to a buyer. Obtain written terms, costs and transfer conditions. A listing using the area name does not by itself establish club or amenity rights.

What access questions matter before a viewing?

Confirm the entrance, visitor arrangements and route to the property with Dominique before travelling. At the viewing, assess the slope, parking and steps between the car and living spaces against your own needs.
